Price negotiation when buying an apartment

Price negotiation is a separate, optional service and is not included in the Buyer Check. We prepare the negotiation with market data and relevant factors and handle the dialogue directly with the seller's estate agent.

Payment based on results

DKK 0 upfront. We receive 5% of the documented savings, up to a maximum of DKK 50,000 incl. VAT. No savings = no fee. The terms and the basis for calculation are always stated before an agreement is entered into.

What is the negotiation based on?

The negotiation is prepared based on the material available for the specific transaction:

Asking price and price per m²
Relevant and previous sales in the area
Price changes and time on market
Sales in the same building, where the material allows it
The apartment's condition and the owners’ association's finances
Upcoming maintenance and planned works

Example

An asking price of DKK 5,000,000 is negotiated down to DKK 4,900,000. The savings are DKK 100,000, and the fee is 5% of that: DKK 5,000. You keep DKK 95,000.

The collaboration

We always agree on the strategy with you before contacting the estate agent. Along the way, we keep you updated, and you decide for yourself which bids and terms you want to proceed with. If you want the material reviewed before bidding, combining it with a screening before bidding can provide the best basis. Once the price has been agreed, the purchase agreement with an advisor approval condition follows, and then the Buyer Check. The Buyer Check is a separate service.
