A screening is a document review of the apartment, the owners’ association and the price, which you use when you are seriously considering a home – but before you place a bid. You get the material matters gathered in one clear report.

What is a screening?

The listing shows the apartment at its best. The material matters are often scattered across the owners’ association's documents: in financial statements, minutes, articles of association and maintenance plans. The screening gathers the relevant matters and makes them usable before you decide – and documents them for use if you need to negotiate or get questions clarified with the estate agent.

What is included?

The analysis focuses on three things:

  • The apartment: relevant information and documents about the home – area, usage rights, easements and matters that should be clarified.
  • The owners’ association: finances, debt and joint loans, financial statements and budget, upcoming projects and planned works, as well as decisions in minutes and articles of association – based on the available material.
  • Price and comparable sales: asking price, price per m² and manually selected comparable sales in the same building or the surrounding area.

Here's how it works

You send the property listing and the documents you have received from the estate agent. We review the material and come back with the report: an overview of the number of material matters and items reviewed, as well as individual findings with the finding, its significance, recommended action and source. You can always send further documents if the estate agent sends them later.

Price

Screening before bidding costs DKK 1,495 incl. VAT. If you are looking at several apartments, you can buy 3 screenings for DKK 2,995 incl. VAT and use them on the homes you are seriously considering.

Deduction upon purchase

If you have already purchased Screening before bidding for the same apartment, the DKK 1,495 is deducted. You therefore only pay an extra DKK 2,500 for the Buyer Check. The standard price for the Buyer Check is DKK 3,995 incl. VAT. The price negotiation itself is not included.
