The owners’ association – the part you also buy

When you buy an apartment, you also buy a share of the owners’ association. The association's finances, debt and decisions affect your future expenses – and in the worst case can mean large, unforeseen costs after the purchase.

Why the documents matter

The listing describes the apartment. The owners’ association's documents describe the community you become part of: what the association owes, what it has decided, and what maintenance lies ahead. A drainpipe renovation project, a joint loan or an upcoming facade renovation can affect the finances for several years ahead – that's why we look at the material as a whole rather than item by item.

Documents we look at

The relevant documents for an apartment typically include:

  • Financial statements
  • Budget
  • Minutes of general meetings
  • Articles of association
  • Maintenance plan
  • Information on joint loans
  • Planned works
  • Property data report and other documents from the estate agent

Typical matters we follow up on

Among the matters we often see are discussions of upcoming major works, discrepancies between budget and financial statements, debt within the association, and rules in the articles of association on, for example, renting out the apartment. A single document does not necessarily tell the whole story – that's why findings are always linked to their source, so you can verify them.

Available material

The review is based on the documents available for the property. If the material is incomplete, we point out what is missing and what that may mean for your basis for decision.
